Long-Term RV Living in Tallassee, AL — What It Actually Looks Like

Whispering Acres is a long-term RV community in Central Alabama. Not a campground. Not a layover. A place where people actually live.

Check Availability

This Isn’t a Campground You’re Staying In. It’s a Community You’re Joining.

Most RV parks were designed around people passing through. We were designed around people who stay.

When someone calls asking about Whispering Acres, the first question is usually about price. The second is usually about rules. But the thing that tends to matter most — once they’ve been here a few weeks — is the neighbors.

Every resident at Whispering Acres goes through a background check before moving in. Not because we don’t trust people, but because we do trust the people who are already here — and they deserve to know their neighbors were held to a standard. That single policy changes the entire character of a park. It’s the difference between a community and a campground.

Whispering Acres sits on 54 acres in Tallassee, Alabama — 38 sites across 54 acres, about 1.4 acres per site on average. It’s veteran-owned and operated. The owners live close by. When something breaks or needs attention, you’re not calling a 1-800 number — you’re calling someone who has a stake in the same land you do. That matters when you’re deciding where to plant your rig for the next year or two.

If you’re looking for a $20/night pull-through while you move across the country, this isn’t the right fit. If you’re looking for a place to put down roots — on your own terms, without a landlord’s lease hanging over you — keep reading.

We break down that difference further in our guide to RV lots for rent near me, our article on permanent RV community living in Alabama, and the central Alabama guide to finding an RV park near Auburn or Montgomery.

A Day in the Life at Whispering Acres

Concrete beats generic. Here’s what a typical day looks like when you live here.

Who Actually Lives at Whispering Acres

The park draws a specific kind of person: someone who decided that paying $1,200/month for an apartment they barely use isn’t the only option.

Retirees

The largest group. They wanted land, quiet, and a community of adults who respect each other’s space. Social Security goes further when site rent is $450/month plus metered electric instead of $1,100 apartment rent. Phase 1 is full — retirees make up the core of our community. Many have been here since Phase 1 opened and have no plans to leave.

Remote Workers

They realized their salary doesn’t require them to live near their employer anymore. Whispering Acres gives them Central Alabama nature and country space without giving up fast internet access or proximity to city amenities when they need them. Starlink works exceptionally well here — several residents run full-time remote businesses from the park. Their biggest monthly expense used to be rent. Now it isn’t.

Tradespeople on Contract

Electricians, HVAC techs, pipefitters, and construction foremen taking 6-to-18-month contracts around the Montgomery-Auburn corridor. Renting a room costs $800+/month with no privacy. Living in their own rig at Whispering Acres costs $450/month plus metered electric, and they keep their space, their tools, and their dog.

People Downsizing

Some came after a divorce, a job change, or a house sale that left them holding cash and options. They chose the RV intentionally — not as a fallback but as a deliberate trade: less square footage, more financial freedom. Several have said it’s the best financial decision they ever made.

Couples Traveling Slowly

Not everyone here is a permanent resident — some couples are in a slow travel phase and stay a few months at a time while they explore the Southeast. Whispering Acres gives them a real base: laundry, mail, a gym, and the feeling of actually living somewhere rather than camping in it.

Auburn Fans

A surprisingly specific group — people who want proximity to Auburn University’s culture, football, and the college-town energy without paying Auburn-area housing prices. Twenty-five minutes gets you there for game day, and you drive home to quiet.

What Full-Time RV Living Actually Costs Here

There are no hidden fees. Here’s the full picture.

Your monthly site fee is $450. That covers water, sewer, trash service, and your site — the full hookup. The only variable is electric.

Electric is metered at each individual site and billed at the exact rate we pay Alabama Power — currently $0.19–$0.21/kWh depending on the season, with no markup. Around the 24th of each month we pull your meter reading and send you a bill for your actual usage. Most residents see electric bills between $70 and $150/month depending on how hard their climate control is working and how well-insulated their rig is.

Internet is not included. Most residents run Starlink ($120–$150/month) or a 5G hotspot ($50–$80/month). Tallapoosa County has solid coverage on Verizon and AT&T.

Why Residents Sleep Better Here

The best parks we’ve seen aren’t the ones with the most amenities. They’re the ones where management actually enforces what they say they will.

Anyone can list “quiet community” on a website. What makes it real is follow-through. Here’s what we actually do at Whispering Acres to maintain the quality that keeps our long-term residents staying.

The residents who have been here the longest are consistently the ones who appreciate these standards the most. When you’ve lived in a park where management looks the other way, you understand why a park that doesn’t is worth the background check paperwork. Here are the trust signals to look for before choosing an RV park.

What’s Here for You, Every Day

These aren’t bullet points — they’re things you’ll actually use when you live here full-time.

EF-5 Rated Storm Shelters

Alabama has tornadoes. Ours are rated to 250 mph wind resistance. All 4 are on-site, distributed throughout the park. It’s the first thing most residents want to see before they sign. You’ll sleep better once you know where they are.

Fitness Center

Functional trainer, free weights, and cardio equipment. On-site and included. No membership, no drive.

On-Site Laundry

QR-code operated — no coins needed. Beats driving to a laundromat every week. Most full-time RVers rank this near the top of the list.

Two Stocked Fishing Ponds

Tiger bass and bluegill. No license required on private property in Alabama. Grab a rod anytime — early morning or evening is best.

Nature Trails

Walking trails through 54 acres of mixed pine and open land. Quiet enough in the morning that you can hear the birds. Good for dogs and good for people who need to clear their head.

Gated Entry with App Access

Keypad and phone app gate access. No tailgating, no strangers wandering the property. The gate is part of the security layer — not theater.

Mailboxes for Long-Term Residents

Stay 3 months or longer and you get a dedicated mailbox and key. Use it for your driver’s license, vehicle registration, banking — whatever you need to establish Alabama residency.

Large Sites — 20×60 ft Pads

Average pad is 20×60 with room for 2 vehicles. Big enough for any rig up to 45 feet. Easy in-and-out access with no tight turns to navigate.

Full-Time Living Questions

Can I really use an RV as my full-time home in Alabama?
Yes — Alabama has no state law prohibiting an RV as a primary residence. Many Whispering Acres residents have lived here full-time for years. You can establish an Alabama address, register your vehicle, and vote from the park. If you have questions specific to your situation (taxes, domicile, etc.) we recommend consulting with an Alabama attorney, but the basic legality is well-established.
What is the typical monthly housing cost at Whispering Acres?
Site rent is $450/month plus metered electric. Many residents should expect around $520–$600/month for site rent plus typical electric. Water, sewer, trash, and park amenities are included in the $450 site rent. Actual total varies based on electric use, internet (most use Starlink at $120–$150 or a 5G hotspot at $50–$80), propane, RV payment, insurance, and other personal costs. There are no other recurring fees from us.
Does Whispering Acres run background checks?
Yes, every applicant. Background checks typically come back in under 24 hours. If something comes up, we’ll have a straightforward conversation about it. The check is a prerequisite — no exceptions — because the existing community depends on it.
Can I receive mail here? Can I use this as my official address?
Yes. Residents staying 3 months or longer get a dedicated mailbox and key. USPS delivers to the mailbox. FedEx, UPS, and Amazon deliveries go to your site or a package area. Many residents use the park address for their Alabama driver’s license, vehicle registration, banking, and voter registration. We always recommend checking with the Alabama DMV directly for specific documentation requirements.
Is Whispering Acres suitable for remote workers?
Yes, with one honest caveat: we don’t offer park-wide WiFi. Most remote workers here run Starlink (very reliable in this area) or a 5G hotspot on Verizon or AT&T. Both work well in Tallapoosa County. If you need a backup or prefer a change of scenery, Montgomery and Auburn are 25 minutes away. We’re not the right fit if you depend exclusively on park-provided WiFi.
What is the move-out process?
We ask for 30 days’ notice when you’re ready to leave. The lease is month-to-month and renews automatically. Return your mailbox key at move-out. If you can’t give the full 30 days for some reason, call us — we’re reasonable and we understand life happens.
Can I store a second vehicle or trailer?
Each site includes parking for two personal vehicles. If you have a trailer that needs separate storage, we have a pasture area available for $25/month. Anything beyond that needs management approval. Just ask — we’d rather sort it out upfront than have it become an issue later.
